Finding housing in the Netherlands

It is difficult to find housing in the Netherlands and in Nijmegen. Therefore, start looking really early and set realistic demands for a home. Take a look at the brochure at the bottom of the page for useful links for temporary or permanent housing.

SSH& Guesthouse

Radboud University has a partnership with housing corporation SSH& and therefore a number of apartments in the SSH& Guesthouse are available for our international guests. In addition to guests, there may be employees who wish to move to Nijmegen but are in an acute emergency situation because they are expecting to have not find regular housing in Nijmegen or the surrounding area by the time they start their work. The temporary stay in the Guesthouse is only intended as a temporary solution whilst looking for alternative housing.

In consultation with your manager and/or department, you can fill out a registration form for the SSH& Guesthouse and send it to the coordination point within the RU (reachable via staffguesthouse [at] ru.nl). If you meet the conditions, you could be placed on the waiting list by SSH& and you will receive a message when an apartment can be allocated to you. However, being on the waiting list is no guarantee that an apartment will actually get allocated to you (on time), so start looking yourself.

The conditions for the SSH& Guesthouse are:

  • You are a guest (guest speaker, guest lecturer, guest researcher or external PhD candidate) or employee at Radboud University
  • You have a non-Dutch nationality
  • You do not live in the Netherlands at the time of registration*
  • You have a maximum income of up to € 75,000 gross per year (including holiday pay and end-of-year bonus) (price level 1 January 2025)
  • The registration form must be completed truthfully and signed by the guest or employee and by the (final) responsible person of the department where you will be employed
  • Employees can only stay once and for a maximum of 1 year in the Guesthouse. Guests can stay at the Guesthouse for multiple times

* A temporary exception to this rule applies from 22 April 2026 to 31 October 2026. Guests or employees who are not Dutch nationals but who are already residing in the Netherlands, and who are (once again) looking for accommodation due to a tight housing market, may also apply via the usual procedure. However, guests or employees who are not already residing in the Netherlands at the time of registration will always be given priority.

In the appendix to the application form (see link below) you will find the conditions worked out into detail. Should you have any questions about the registration process for the SSH& Guesthouse, you can email staffguesthouse [at] ru.nl (staffguesthouse[at]ru[dot]nl). For more information on the SSH& Guesthouse and its apartments, see Our Guesthouse - SSH&.

Reporting point for malpractice by tenants

If you are dealing with a landlord who does not comply with the rules, for example if you experience discrimination due to a non-Dutch background, you can report this (anonymously) to the municipality of Nijmegen (or to the municipality where this is taking place). You can make a report in situations including, but not limited to, the following:

  • Discrimination: the landlord does not select tenants fairly, or does so without clear and fair criteria.
  • Intimidation: the landlord threatens you or makes you feel unsafe, for example by threatening to terminate your tenancy or disconnect your electricity.
  • Excessive deposit: the landlord asks for more than two months’ basic rent as a deposit.
  • No written agreement: the landlord does not provide a written tenancy agreement (for contracts entered into after 1 July 2023).
  • Insufficient information: you do not receive clear information about, for example, your rights and obligations, the amount of your deposit, service charges, the contact details of the landlord or managing agent, or the contact details of the reporting point. Contact details of the reporting point have been mandatory since 1 January 2024.
  • Incorrect service charges: the service charges do not comply with the law, or the landlord does not provide an annual statement of costs.
  • Double agency fees: the letting agent charges double agency fees. This is not permitted.

On the website of the Municipality of Nijmegen, you can find more information about when and how to make a report.
